Should Sellers Do A Pre-Inspection?

Once you get an offer or offers on your home, (even if your home is being sold “as-is”), a buyer will have a limited time (usually about 5 days) to have their attorney review the contract and perform a home inspection.

When the home buyer hires a home inspector, they are hiring them to tell them EVERYTHING that is wrong with the home or needs repairs. Keep in mind that the home inspector is being hired to do this so they typically nit pick everything because that is what they are being paid to do!

This is where you as the seller lose a HUGE amount of control.

Keep in mind, that something as inexpensive as a GFCI outlet that is not working can result in price negotiation and credits up to $500 for each defective outlet.

While these are $20 items at Home Depot, a buyer will tell you the cost of replacement by a licensed electrician is going to cost them up to $500.

Imagine how many thousands of dollars a laundry list of items the buyer’s home inspector finds can cost you in negotiations or worse yet, can cost you the buyer walking away from the house and canceling the contract during the 5-day attorney approval period!

So how do you take back control of this situation?

Have a pre-inspection done.

We always recommend a seller have a pre-inspection done if their home is older than 5 years old.

Having a pre-inspection done by the same type of home inspectors allows you to find out ahead of time what items need to be addressed and then allows you to get those items fixed prior to any offers being made at a much more reasonable cost. We simply put the pre-inspection report along with all proof of repair receipts out on the counter for all buyers and their agents to review while walking thru the home.

While this doesn’t completely eliminate all negotiations for issues that may come up, it greatly diminishes what items they may claim to be problems and what are actually not. You now have a lot more control than you had otherwise.

If you decide to do a pre-inspection, please note you will want enough time to get the inspector out to the home. He or she will spend a couple of hours doing a thorough check of all systems of your home and typically will have a report completed within 24-48 hours. You will then have to determine what items you want to take care of and how long those items will take to get repaired. Remember, we want to have the completed report and all repair receipts available before we start allowing showings of your home.

A Pre-inspection will cost you between $300 - $600 depending on the size of your home.

Now, you may be thinking “I don’t want to spend the money on a pre-inspection since the buyers will do an inspection anyway and we will just take care of the issues then”.

Let me tell you a quick story that actually happened to a Seller of mine.

We asked the seller of one of our listings to do a pre-inspection. The sellers gave us the exact same reason stated above.

We put the home on the market and had 33 showings in 18 hours and received 7 offers ALL above list price.

The buyer we picked did their inspection and with no reason canceled the contract. The agent representing the buyer told us it was for inspection issues. Apparently there was Mold in the attic and considerable other issues lurking in the home that we would have had no way to know about. They buyers didn’t even want to negotiate, they just wanted out.

We then went to the backup offers and another offer accepted the deal. They sent in their inspector and exactly the same thing happened. They canceled the contract immediately for inspection issues.

We put the home back on the market, had a flood of offers and accepted one. Third time the charm? NOPE. Buyer canceled.

Now had our sellers done a pre-inspection first, they would have learned all the issues with the home and had the major ones fixed ahead of time so the first deal would have gone through. Unfortunately, our sellers lost the home they had a contract on and wanted to purchase in another state and were not happy.

A pre-inspection can easily save a deal and can actually end up saving money on costly renegotiation issues. It is cheap insurance.
