Open Houses In The Age of Covid

Up until February of (2020) it was common to have an open house on a listing. Under our Grand Opening Open House Format, our group was typically able to generate 100 - 300 open house attendees! You can imagine the fervor this created for the attendees that actually were there to possibly make an offer on the home. We would be able to bring in a ton of attendees but perhaps 10-20% of them were actually home buyers (but they didn't know that). All they saw was a lot of people walking through the home! You can imagine that under this scenario we are able to generate multiple offers and many times offers over list price! Once of our recent listings generated nine (9) offers and six (6) of them over list price. Three of them were $25,000 over list price!

However, now with Covid, homebuyers and all the extras we were able to fill up a home with before isn't as easy if possible at all. We have had to become very creative to get more people interested in coming to see a home and make an offer on it. Whereas in the past we would stage a home so that when home buyuers walked through they would see a beautifully updated home with current furniture to keep the "home buying button" clicked to the "on" position. Today we no longer have the lucury of packing a home and therefore it isnt as cost effective to stage the home for the 1 day event we used to have.

So how do we get so many buyers still interested in coming to the home and making an offer? It does take more intense marketing. In most cases we now use quite a bit of technology. One of the methods we use is our 3D virtual tours. With almost every home we list, we shoot a Matterport 3D Virtual Tour. You may have seen these as they are shot with a special high tech camera that rotates in a 360 degree fashion to capture the entire scene. We then place the camera in multiple locations throughout the home. The highly technical software pieces all these scenes together to create a seamless, high definition tour of the home. You literally click on little white circles on the floor that will pull your view to the next area where you can look up, down, rotate in any angle and see every inch of the home. The next way we use technology to get more people interested in seeing the home is with Virtual Staging! Virtual Staging allows us to take any of our high resolution professional photos of the house and have our technology company add furniture, plants, pictures, TV's and more to make a reoom look incredible! This technology can take an outdated room and freshen it up! Whether the room is vacant or fully furnished, we can use this technology to make any room better. We even then have posters made and put them on easles in the room so when people tour the home, they will see the same picture they saw online to refresh their memory of how good that room can look. Using these technologies and many more, we can successfuly get more buyers interested in scheduleing a showing to see the home. Remember, selling a home is all in the preparation before the home goes live on the market and getting as many eyes on it as possible. Our systems make our listing metrics and ultimately our success selling the home for the most amount of money in the fastest amount of time better than many other agents.
