A home inspection is a step that comes after hours of online browsing, many home showings, and countless updates from your agent about the market. You finally found THE ONE, and now you're one step closer to owning your dream home. The inspection is a crucial part of the process but can also be nerve-wracking. You want to be sure everything turns out for the best. So, to ensure that, here are some mistakes to avoid:

Hiring Cheap or Inexperienced Home Inspectors

The home inspection is not the time to cut corners or save a few bucks. This is your chance to have an expert evaluate the property you're interested in and ensure that there are no serious problems that could end up costing you thousands of dollars down the line. Hire a reputable inspector who comes highly recommended. If you're in Illinois, you'll pay anywhere between $300 and $600 for a single-family home.

Failing to Attend the Inspection

You're paying for the inspection, so you might as well attend. This is your opportunity to get a close-up look at the property and ask the inspector any questions you may have. The inspector will also go over the report with you and point out any areas of concern.

Expecting a Perfect Report

Keep in mind that no home is perfect. The inspector is looking for major problems that could cost you a lot of money to repair. Minor cosmetic issues, such as cracked tile or a small hole in the drywall, may not be included in the report. Most reports have 15 to 70 pages depending on the size of the property. These often only include the most important details about the home.

Avoiding Asking Questions

Don't be afraid to ask the inspector questions about the report. They can explain anything you're unsure of and offer suggestions on how to fix certain problems. In some cases, they may even recommend a reputable contractor.

Getting Too Involved

While it's important to be present during the inspection, don't get in the way. The inspector needs to be able to do their job without you trying to help, chatting about cosmetic problems, and asking too many questions as they try to concentrate on their work.
